When you find a home you want to purchase, we will perform a Complete Home Valuation of the home to determine its value compared to similar homes in the same area that have recently sold.
Using this information, we will help you determine the specifics of your offer.
We will then prepare the offer for you and send it to the listing agent of the property.
We will advise and assist you in the negotiations that follow.
We will prepare any counteroffers and communicate directly with the listing agent.
If a deal is reached, we will keep you advised of all the important dates and deadlines, i.e. home inspections, loan application, insurance application, etc.
We will deliver your earnest money to the title company.
We will review all information that comes in any reports from the title company to alert you to any irregularities.
We will refer you to home inspectors, if needed, or set the inspection up for you.
We will attend the inspection. (You should attend, too.)
We will review the inspection report with you.
We will prepare your inspection notice to be sent to the listing agent.
We will advise and assist you in the negotiations that follow.
We will prepare notices to the seller and communicate with the listing agent.
If necessary, we will obtain bids or estimates to determine the cost of repairs.
If necessary, we will obtain county information concerning any lot, construction or zoning questions that may arise.
Get Ready to Move
We will refer you to insurance agents, if needed, to set up coverage on your new home.
We will assist the agent with any information that he needs.
As you get ready to move, we will assist your lender by providing documents regarding the sale.
We will also work closely with the listing agent to make sure that any repairs requested during the inspection negotiations, septic tank inspection, title report and title insurance are all progressing on schedule.
We will keep you notified of the progress and let you know if there is anything you need to attend to.
Move In!

We will review the closing documents with you to make sure that everything is correct and that you understand everything.
