WHAT IS OUR "MARKET?"

 

Let’s start by talking about who our market is.  In general it is home buyers and real estate agents: home buyers because they are looking for homes to buy and real estate agents because many buyers rely on them to do their searching for them.  So we need to reach these two sets of people with information about your house.

 

According to the National Association of Realtors®, 80% of home buyers begin their home search on the internet.  Here in computer-rich Washington, the number could be even higher.  This consumer renaissance represents a marked break from print advertising, which used to be the main marketing staple of the real estate industry.  Anyone who can choose between searching for specific locations and features online or trying to piece the market together out of newspaper ads will choose the internet.

 

Rare is the real estate agent who is going to look for homes for his clients in newspaper ads.  We all use our internet connection to the Multiple Listing Service, where we can search, in many different ways, all the houses for sale by all of the real estate agencies in the area.  So both of our target groups can be reached at the same place – in front of their computers.

 

THE INTERNET IS OUR MOST PRODUCTIVE TOOL

 

Therefore, the bulk of our marketing is aimed at the internet.  Though the internet is global, it is also local and effective at putting your house in front of the people who already live on the Kitsap Peninsula and those who will be moving here.  It markets your house to real estate agents and their clients.  As you will read below, we use other strategies to promote your house, but they simply are not as effective as the internet.

 

I want to mention that we are also very flexible.  Most of this plan is effective for any home.  But if your house is really unique, then your marketing plan will have some unique aspects, too. We want to find a way to reach the buyers that want your house, so we customize our basic plan to fit your home.

 

THIS IS WHAT WE WILL DO

 

In preparation, we will listen to you describe the special features of your home; the things you like about it that you feel will attract buyers.  We may have some ideas, but who knows your home better than you?  We will also advise you on things you can do to enhance the appearance of your home without spending a lot of money.  We will develop a plan to accentuate and market these special features.

 

We will list your house on the Multiple Listing Service.  This, along with our enhanced internet service, provides internet exposure locally, nationally and worldwide on all of the main sites.  Also, all the local real estate agents will receive the information on your home in their “new listings.”

 

We will feature your home on Gig Harbor Online, the number one Gig Harbor real estate website on Google.

 

We will feature your home on pickquinn.com and continue to use direct mail, print ads and internet promotion to drive people to that site.

 

We will set up and host open houses when applicable.

 

After your home has been on the market for two weeks, we will send postcards to 200 of your neighbors, inviting them to move a friend into the neighborhood.

 

We will also send flyers to all of the real estate agents in the area, to remind them of your home and its special features.

 

If it makes sense, we will do niche marketing.  For example, if you have an equestrian property, we will put flyers at area feed and tack places.  We will comb the internet for area equestrian sites and send email flyers to their hosts.

 

We will run limited print ads in the Kitsap Sun or the Gig Harbor Gateway. 

 

This is all in addition to the usual professional signage and flyers at your home.

 

THE MOST IMPORTANT THING?

 

There is one more marketing strategy that we must not fail to mention.  It is said that 80% of marketing is the price of the home.  The end result of all our marketing, if it is successful, is to make the home-buying public aware of your home and its features.  If it is listed at a fair price, we will find a buyer.
